What will renter’s insurance do for you, and why do you need it? Renter’s insurance is only going to cover your property, including your furniture, electronics and clothing in case something happens. There is so much that can go wrong when you are living in an apartment building, that buying renter’s insurance should be a no-brainer. Imagine trying to clean up your sofa after the apartment upstairs has a toilet leak over. You wouldn’t want to do it, and you probably would never want to sit in that sofa again. Your landlord is not going to have any sympathy for you, and renter’s insurance can help you out. If a fire goes through the entire building, a hurricane makes your building unlivable for months, renter’s insurance is going to help you out. In fact, a good renter’s insurance policy is going to help you find a new place to live (or a temporary place), if you can’t live in your apartment for some reason.

You may be thinking that renter’s insurance is going to be a total waste of money, but for the price of a pizza, you can get a month’s worth of protection. It isn’t going to cost you an arm and a leg, and hopefully, you aren’t going to ever have to use this insurance and make a claim, but it’s better to have it there if you need it.

Tips On Dealing With Tenants Who Fall Behind On Rent

Since we live in a free market society and not the Soviet Union of old no one is guaranteed a free place to live. (Please don’t consider that an endorsement of the USSR. The living conditions there were not the best in the world) As such, tenants sign a lease or an agreement to pay a certain amount of money per month for rent. Conversely, the landlord expects to be compensated for the dwelling they have provided. Yup, it is as simple that except for the times when it is not so simple. Financial situations can change and that means that tenants may end up falling behind on their rent. In such an instance, the landlord must take appropriate steps to deal with the situation.

When the tenant falls behind on his or her rent you should not chastise or express anger with the tenant. Simply inform the tenant that they are late and that payment is expected. In some instances, you may have to levy a late fee with the tenant although this could be waived under based on personal discretion. If the tenant balks at having to pay a late fee then it best to inform the tenant that it would not be fair to the other renters to provide special privileges to a tardy tenant.

If the tenant is unable to make rent payments always try to be patient and work with the tenant. Sometimes bad financial situations are unavoidable and will reverse in time. Perhaps it may even be best to ask the tenant to pay what they can afford then come up with the rest of the payment later. This will show that you can work with the tenant and are willing to give them a little leeway. Of course, there are limits to leeway.

If it gets to the point that the tenant is way behind on the rent and is not going to “make good” on what they owe then you have to take drastic actions. This, of course, refers to eviction for non-payment of rent. Now, there are different rules for this type of eviction that vary from state to state. In Massachusetts, for example, you can order someone to vacate within 14 days. In California, you can not order someone to vacate less than 30 days. Also, there may be other statutory procedures required such as seeking a court order or sending a letter of intent that you will soon be issuing a letter of eviction. Then again, if there is no lease you may be able to evict without any special procedures.

Please note: in certain states eviction notices that are based on non-payment of rent may be compelled to include the statement that the eviction order is voided if all back rent is paid within a certain time frame. Again, you need to check with your state’s specific laws for further clarification.

Dealing with a tenant who is not paying his or her rent is not always the most joyous situation, but it does come with the territory of being a landlord. So, if you have to deal with it then deal with it properly and within the letter of the law. This will save you a lot of hassles down the road.

How To Deal With A Bad Roommate

It is no secret that rent can be very expensive and this is why apartment dwellers will look for a variety of means to cut down on costs. The most common method of cutting costs is to share an apartment with someone else. While this may seem like a great idea it can also turn out to be disastrous if the relationship between you and your roommate deteriorates a nightmare. Problems between roommates can range from benign contrived situations such as one roommate being sloppy or inconsiderately loud to more serious situations such as a roommate being abusively angry or having serious drug problems. Needless to say, when the dynamic between roommates is shaky it makes living in an apartment, well, unlivable. Of course, this then leads to obvious questions in regards to how to deal with the situation.

Discuss the problem. While this may seem academic it is surprising how many people never address the problems they are facing with roommates. People, by nature, do not like to be confrontational (Well, most people anyway) so they do not address problems when they arise. This not only leads to the problems never being addressed but also it leads to festering animosity that can erode a relationship. As such, it is important to address the problems you may be having with a roommate be it messiness, tardiness on rent payments, disagreeable behavior, et al.

Be firm. Being wishy washy about your problems and concerns is a surefire way to not be taken seriously. You need to annunciate your problems and concerns and stress that the situation is not one to be taken lightly. In a way, this could motivate a change in behavior on the part of your roommate.

Seek a solution to the problem. Making demands or threats is hardly the right way to go about finding a remedy. Instead, it is best to seek solutions to the problem that are agreeable to all. If your roommate plays loud music late at night suggest that after a certain hour (say, 9pm) the roomie needs to switch to headphones. If the problem is messiness then suggest that the roommate pay strict attention to cleaning up after himself. The problem will not solve itself and this is why steps need to be taken to make sure the problems are corrected.

Be willing to compromise. Don’t be too inflexible or condescending to a roommate and always be willing to listen to what a roommate has to say. If the roommate is sloppy because he or she is working too many hours and is just too tired to clean up then maybe it may be best to work out a dual cleaning schedule that both can prescribe.

Of course, there also comes a time when all options have been exhausted and drastic measures are required. If you are the person who moved into an apartment where the person who owns the lease is the problem then the way out is fairly easy. Leave. There is no reason to make your life miserable if the situation is not workable. Of course, you shouldn’t flippantly move out and should try to smooth over problems but if they aren’t working out then you should extricate yourself from the situation. Conversely, if you are the leaseholder and have a problem with the person you “took in” as a roommate you also have to weigh the option of asking the person to leave. When a situation is flat out unworkable, there just comes a time when it is time to move on.

So, you really need to look at the parking facilities and be sure the space provided is adequate for your needs. The only place you can park is in the designated parking space provided on the complex grounds. Sound ok? Well, here are two things people don’t think about until it is too late: there is no guest parking and if someone else’s guest decides to “borrow” your parking space when you return home at 3am…oh well…you are out of luck. Basically, do not assume ANYTHING and make sure you have absolute certainty on any areas of contention prior to moving in. This will ensure you select the right apartment for you.
